We focus on Class A and B multi-tenant commercial and mixed-use residential properties in communities along Lake Michigan. We prioritize quality, sustainability, and purpose-driven design followed by an elevated, streamlined tenant and investor experience.
Before construction begins, Haley immerses herself in the local culture—listening, forging relationships, and gathering feedback from future residents, business owners, and investors.

We focus on the acquisition & development of commercial real estate for investment. Specifically, Class A & B mixed-use properties in growing communities across the Midwest. This includes multifamily, office, retail and/or a combination of all of the above with potential expansions into other sub-industries in the future.

Consulting services
From concept to operations, I partner with investors & developers to guide projects through each phase of development or acquisition. My focus balances finding cost efficiencies without sacrificing beautiful design to cultivate spaces that will lease up quickly but be enjoyed for years. All the while maximizing your tax savings given my background as a CPA. Pier Street helps you unlock the highest possible returns, while building long-term value.

Sourcing & Due Diligence
Research market for RE deals fitting investment strategy. Run quick fit/feasibility checks to confirm path to value. Validate early assumptions through due diligence.

Underwriting & Capital Stack
Build a clear proforma and (if ground-up development) the sources & uses. Quantify financial KPI's - cash-on-cash returns, IRR, etc.

Design / Value-Add Plan
Ground-up: select architect, engineering and build team members, perform pre-construction steps, refine hard & soft costs, project schedule, etc. Work through design documents and construction drawings.
Acquisition: scope value-add if appliable, budget, select team to implement operational & capital improvements

Capitalize & Close
Finalize debt/equity, execute legal documentation, fund investment, prepare for mobilization or takeover of property.

Execute & Lease-Up
Ground-up: manage costs/schedule/quality through construction and deliver units.
Acquisition: implement capex and operating playbook; oversee progress.
Both: market, lease and activate placemaking until KPIs are met.

Stabilize, Optimize & Exit Strategy
Hit NOI/occupancy targets, then refi and hold or sell, based on returns and market conditions. Continue asset management if held. Distribute profits to investors.
